Whether this is your first time renting or you are moving from a previously rented property, our team will be able to guide you through the process to ensure you find the right property on the right terms.
Once you have found a property you like we encourage you to view the property in person or watch one of our virtual tours to ensure the property is to your liking before placing an offer.
once your offer is accepted by the landlord, we will inform you immediately and request a refundable holding deposit, equivalent to one weeks’ rent. This will need to be paid as soon as possible in order to secure the property and for us to remove from the market.
landlords and agents are required to undertake a number of checks at this point to ensure you meet the affordability criteria for the property you are interested in and have the ability to follow through on the contract. Furthermore, we are legally required to check you have the Right to Rent in the UK. We will need to see a valid UK passport or an equivalent document(s) to ensure you are legally allowed to reside in the UK. We have partnered with The Lettings Hub who will carry out background checks on you and any guarantors.
whilst the checks are being completed, we will also send you through a draft copy of the proposed tenancy agreement.
once the agreement has been signed by both parties, we will request the tenancy deposit is paid. As a responsible agent we are registered with the Tenancy Deposit Scheme and therefore you can be sure your deposit is safe and fully protected.
as the tenancy commencement date approaches we will be in contact to assist you with making your move as smooth as possible, including details of the process for picking up keys and what is required and providing you with all the necessary documentation and manuals.
When placing your offer it is a good idea to have the following document available to ensure an efficient process:
- Refundable Holding Deposit – equivalent of one weeks’ rent
- Valid Identification Documents – primary examples include UK Passport, Biometric residence Permit, EEA/Swiss National Passport/Identity Card
- Visa (if applicable)
- Proof of Address – primary examples include bank statement and utility bills (no older than three months)
