Our team follows a thorough process to find a suitable tenant for your property. Our excellent rated customer service and local knowledge pave the way for an effortless and seamless process for a successful letting. LNM Property’s experience allows us to maintain a pool of tenants which we will market your property to, ensuring you have the right tenant and achieve the best rental. In addition, we will also market your property on national third-party platforms.

Our Process

Market Analysis and Advise of Preparation for Letting

We have unique insight into the Berkshire property market and are able to provide you with an in-depth analysis of the local market ahead of deciding to let your property. The team will also expertly guide you on potential rents.

Compliance with Legal Regulations for Lettings and Healthy & Safety Checks

Over the last couple of years, compliance has become one of the most used words in the lettings industry from what you can and can’t charge tenants, to the required health and safety tests. Our team will ensure you comply with the necessary standards. Where inspections/reports are required we can organise these for you at a cost (this is included for free under our management services).

Prepare and Distribute the Marketing Collateral Across Relevant Portals and Attend Viewings

Our team will create a marketing brochure including pictures, floor plans and detailed descriptions for prospective tenants. We will also distribute across our existing pool of tenants and will also advertise your property on Rightmove. In doing so, a member of our team will be dedicated to your property and will arrange and attend viewings with perspective tenants.

Signature of Required Paperwork

We will negotiate with prospective tenants to maximise rent and work towards ensuring an agreement is made.

Once an offer has been accepted, we will request a holding deposit from the prospective tenant to demonstrate their commitment to moving forward. We have partnered with the industry leading Lettings Hub who will provide reference & guarantor checks. To comply with the law, Right to Rent checks are also carried out. In addition, we will create and negotiate the Tenancy Agreement on your behalf. There are charges involved here (click here for further information). Finally, once agreed we will collect the deposit and register this with the Tenancy Deposit Scheme.

Prior to the tenant moving in, we recommend a check-in/inventory report is produced prior to the tenant moving in as this minimises any disputes at the end of the tenancy. We can arrange this for you with one our qualified partners – please see our fees & charges for more information.

Collect Rent and Chase Late Rent Payments

Once the tenant has moved in, we will collect all rental payments on your behalf and send you periodic statements. In addition, if tenants are late paying, we will chase these on your behalf.

In the event of continuous non-payments we will work on behalf to evict the tenant.

Discuss and Advise on Renewal / Termination

As the tenancy approaches its end, we will contact you to discuss your available options. This will include an update on the local property market performance and summary of options available such as renewal, termination or a sale.

Fees

For our Lettings Only service we charge 5% of the rent throughout the tenancy. This is charged on an on-going basis in line with rent collection.
